This building consists of 8 apartments and 2 Commercial Units, complemented by the recent refurbishment of the famous Factory No. 1 Bristol. Factory 1 apartments are selling rapidly and are priced competitively from £270,000 to £790,000.

The Inspacial development apartments are designed to the highest specification, with a pedestrian walkway leading to a beautiful staircase, to the first-floor apartments, complimented by two penthouses.

Further information is available in regards to Phase 2, and funding is sought for the purchase of Phase 2, which will commence in 2024.

Phase 1 of the Banking quarter has commenced and will be completed byFebruary 2024, Phase 2 will be complete mid-2025. Phase 1 comprises of 8 apartments and 2 ground floor Commercial Units. Both Commercial Units are extremely well lit, especially Commercial Unit No. 1 which is situated at the corner of East Street and Lombard Street. This prime space boasts expansive windows that illuminate the interior, creating a bright and inviting shop front. With Lombard Street accessible only to pedestrians, both units offer excellent visibility and display opportunities, making them a perfect setting for your business needs.

The project includes 2 commercial units.

Commercial Unit 1 is 112 sqm, with the entrance on East Street. Occupancy now taken by Southville Deli.

East Street is a main thoroughfare through Bedminster which is mainly already pedestrianised, although the part of the road where our site is located is currently non-pedestrian with a heavy traffic flow. In anticipation of future pedestrianisation we have incorporated sizable bicycle stores in our plan together with space for a commercial bin store.

Apartment 1

consists of 2 bedrooms complete with combined kitchen and living room, separate bathroom, fronting both Lombard Street and East Street, totalling 64sqm.

Apartment 2

is a bedsit which consists of a total 43sqm, incorporating a bathroom, store room, kitchen and living room.

Apartment 3

consists of 3 bedrooms, a kitchen and living room, and a terrace, together with a separate WC and bathroom, at a size of of 86sqm.

All apartments are accessed via the external staircase from Lombard Street.

Apartment 4

is located on the second floor – it is a 1 bedroomed apartment, with combined kitchen and
living room, separate bathroom, and fronts onto both Lombard Street and East Street. It consists of 55sqm, including a bathroom and separate WC. 

Apartment 5

is a bedsit, with separate bathroom. It is 41sqm, and fronts East Street.

Apartment 6

consists of 3 bedrooms, with combined kitchen and living room, separate bathroom, store room and utility room, it totals 91sqm. 

Apartment 7

on the third floor, consists of 2 bedrooms, an ensuite,a separate bathroom, utility/storage room, cupboard, with a kitchen living area, fronting both onto East Street and Lombard Street, a delightful corner plot. The overall size is 72sqm.

Apartment 8

consists of 2 bedrooms, a separate bathroom, store room and utility room, with a kitchen living area, fronting both onto East Street and Lombard Street, with both bedrooms opening onto a delightful railed terrace area. The overall size is 62sqm.

The Area & Travel

Bedminster is located in an exciting, bustling city which is renowned for its achievements in environmental protection, back in 2015, Bristol was awarded the European Green Capital amongst other accolades, such as Best City to Live in Britain, by the Sunday Times.

Located in the southwest of England, Bristol is less than 200km away from London, also being the largest city in the southwest. Bristol has two Universities, attracting academics and tourism into the city, creating a multicultural and diverse community, thriving in pop culture. It created artists such as Banksy, with his artworks all around the city, drawing people from all over the country to visit. This all benefits the Bedminster district which is located just 8 minutes away from the city centre to become a populated and student friendly area. In the near future, the HS2 railway will further improve the connectivity between Bristol and other cities.

Bedminster appears to be Roman in origin, centred on the present East Street and West Street. Bedminster is a well known and popular area of Bristol having gone through an exciting amount of change due to new independent shops and home developments. Bedminster is a thriving hub for city dwellers and young families to professional singles. It has a population of circa 8,000 and growing. East Street Bedminster, one of Bristol’s oldest streets, is a constantly evolving melting pot of old buildings and new hip businesses, street art and third generation traders. The area is undergoing extensive renovation and regeneration. The new East Street market is now operating on the first Saturday of each month with East Street central to the hosting of the Bedminster Food Festival.

East Street includes the entrance block of Wills No. 1 Factory. It was designed in 1880’s by Sir Frank Wills. A magnificent protected grade 2 listed building situated alongside the Inspacial Development site, which is architecturally designed to compliment the Will’s No. 1 Factory.

The Banking Quarter is the brainchild of Inspacial and is so named because the site purchased and under development is a former Barclays bank and is situated in the Victorian area on East Street.

Both the Wills No. 1 Factory and the Banking Quarter occupy prominent street corner positions, both buildings are adjacent and run parallel to one another – separated by Lombard Street which is a pedestrianised walkway. This provides an excellent opportunity for further developments, such as outdoor events and cafes.

The Banking Quarter will comprise a mix of Commercial and Residential Units. The development will be completed in two phases.
